Terms of Service

These Terms govern your access to the PropertyBaazi website, mobile application, accounts, listings, enquiries, research tools and paid services. By creating an account, posting content, submitting an enquiry or purchasing a service, you agree to these Terms and the policies linked here.

If you use PropertyBaazi for a business, you confirm that you have authority to bind that business. If you do not agree, do not use the service.

PropertyBaazi is a technology-led property information and classifieds portal. We organise project records, owner and professional listings, asking prices, locality information, public-record references and research tools.

Unless a specific written agreement says otherwise, PropertyBaazi is not the property owner, developer, lender, valuer, legal adviser or a party to a sale, lease or financing agreement between users. Property owners, developers, agents and other professionals act independently and remain responsible for their statements, services, fees and registrations.

You must be at least 18 years old and legally able to enter a contract. Provide accurate account and verification information, keep access to your phone and email secure, and tell us promptly if you suspect unauthorised use.

WhatsApp verification confirms control of a number at that moment; it does not prove a person’s identity, authority, professional status or ownership of property.

Only publish information, photographs and documents that you are entitled to use and that are accurate to the best of your knowledge. Keep price, availability, possession and other material facts current.

You must not:

• impersonate another person or falsely claim authority to list a property;
• post unlawful, discriminatory, deceptive, obscene or rights-infringing material;
• hide material facts, create deceptive duplicates or manipulate ranking and engagement;
• seek advance money through a false listing or use the service for spam or harassment; or
• upload passwords, OTPs or another person’s sensitive information without authority.

You keep ownership of your content. You grant PropertyBaazi a worldwide, non-exclusive, royalty-free licence to host, reproduce, format, display and distribute it only as needed to operate, improve and promote the service. This licence ends when the content is deleted, except for lawful records, backups and evidence that must be retained.

Information may come from developers, listing authors, public registries and third-party sources. It may be incomplete, delayed or changed at source. Prices are asking prices unless stated otherwise; estimates and trends are indicative and are not certified valuations.

A publication check, document label, RERA reference or professional profile is not proof of title, ownership, legal compliance, construction quality, current availability or the outcome of a transaction. Verify the current official RERA record, title and approvals; inspect the property; and take independent legal, financial and technical advice before acting.

We share your name, number and requirement with an owner, agent, developer or professional only when the consent step identifies the recipient or recipient category and you make the affirmative choice to share. Authentication is not consent to marketing or lead sharing.

You can revoke future sharing in your account. Revocation does not affect a lawful disclosure already completed or require a recipient to erase information they must retain by law. Report unwanted contact through the grievance portal.

We may send authentication codes, enquiry updates, receipts, security alerts, policy notices and complaint responses needed to provide the service. Optional alerts and marketing are controlled separately where required. You can change available preferences in your account or use the unsubscribe method in the message.

Standard carrier or data charges may apply. Do not forward an authentication code to anyone, including a person claiming to represent PropertyBaazi.

Before payment, checkout identifies the service, price, duration or quantity, applicable tax and total payable. A named payment processor handles payment credentials; PropertyBaazi does not store full card, bank-account or UPI credentials.

Paid placement purchases the placement and reporting described at checkout. It does not buy an organic rank, publication label, enquiry volume, transaction or sale. Lead credits, promotions and other business services may have additional terms shown before purchase; those terms form part of this agreement.

Eligibility, request steps and processing rules are set out in the Cancellation & Refund Policy and any service-specific terms shown before checkout. These terms do not limit a refund or remedy required by law.

We may review, limit, label, preserve or remove content, and may restrict or suspend an account, to enforce these Terms, respond to complaints, protect users, prevent fraud or comply with law. Urgent content and valid legal directions may require action without prior notice.

Where practical and legally permitted, we will explain the action and provide a route to seek review. We may preserve removed information and related records for legal, safety, audit and dispute purposes.

The portal, software, brand assets, original text, design and compiled datasets are protected by applicable intellectual-property laws. You may use the service for its intended purpose. You may not scrape restricted data, bypass access controls, copy substantial parts of the service, reverse engineer protected components or use PropertyBaazi branding without permission, except where law expressly allows it.

Maps, messaging, payments, public registries and linked websites are operated by third parties under their own terms and privacy practices. We do not control their availability or source records. A link does not mean that PropertyBaazi endorses every statement or service on the linked destination.

We use reasonable care in operating the portal, but do not promise uninterrupted access, complete source data, a successful enquiry or a transaction outcome. To the extent permitted by law, PropertyBaazi is not responsible for a user’s property decision, negotiation, third-party conduct, source-data error or indirect loss.

Nothing in these Terms excludes liability that cannot lawfully be excluded, limits a consumer’s statutory rights, or prevents a person from approaching a regulator, consumer commission or court with lawful jurisdiction.

You may stop using the service and request account closure. We may suspend or end access for a material or repeated breach, fraud risk, legal requirement or risk to users. Clauses that by their nature must continue—including payment obligations, licences already exercised, records, intellectual property, liability boundaries and dispute provisions—survive closure.

Indian law governs these Terms. Courts and statutory forums with jurisdiction under applicable law may hear disputes. We may update these Terms when the service or law changes and will give notice of material changes where required. The effective date above identifies the current version.
