Structure • Framework consists of a concrete framed structure with masonry block walls. • External walls utilize 8-inch blocks while internal walls utilize 4-inch blocks. Flooring • Main areas and bedrooms feature 16" x 16" vitrified tiling. • Kitchen and culinary spaces also utilize 16" x 16" vitrified tiling. • Outdoor balcony and bathroom floors are finished with slip-resistant ceramic tiling. • Bathroom walls have glazed tiling reaching 7 feet in wet zones and 4 feet in dry zones. • Parking zones use grano flooring for covered areas and paving blocks for open lots. Doors and Windows • Primary entrance features decorative flush doors set in Malaysian Sal wood or comparable frames. • Sleeping quarters use flush shutters with painted enamel finish on Malaysian Sal wood frames. • Windows are sliding systems made of aluminum with safety MS grills secured by grouting. • Ventilation units have aluminum frames featuring louvers and exhaust fans. Kitchen • Cooking surface is 20mm thick polished black granite with edge finishing. • Washing area includes a stainless steel sink unit with a drain board. • Glazed wall tiling is provided up to 2 feet high above the work surface. Electrical • Internal wiring is hidden in walls using Finolex or a similar standard. • Control switches are from M.K or an equivalent standard brand. • Comprehensive installation of power, fan, and lighting outlets is provided. • Public zones are illuminated with recessed CFL fixtures. Plumbing • Piping for water distribution uses UPVC/CPVC materials while waste lines use

UPVC.

• Toilets are equipped with floor-positioned EWC from Parryware or similar. • Bathrooms include integrated wall mixers and overhead shower units. • Sanitary sprayers are installed in every bathroom. Finishes • Internal walls and other areas are finished with Oil Bound Distemper (OBD). • External surfaces are coated with weather-resistant Acrylic Emulsion. • Ceilings and common areas are painted with protective cement-based paint
