However, it lacks the premium cachet of Sectors 54-57 or Golf Course Road. Infrastructure is functional but not exceptional. The location itself is not the constraint—the developer and project-specific legal/financial overhang is.
Price:: Quoted ₹1.25-2.2 Cr appears optimistic for a project with this level of developer distress and construction ambiguity. Comparable ready inventory from distressed developers in Gurugram trades at 15-25% discount to Grade-A peers. Given negative price trend in Sector 70 and Unitech's brand damage, upper end of range looks difficult to justify unless tower is genuinely completed, legally clear, and competitively maintained.
