ILD Arete is a completed project with a low entry price, but it carries red flags: an ~8-year delivery history, weak resale pricing, oversupply headwinds, and poor transparency on buyer complaints. Only consider if (a) the specific tower/unit has an Occupancy Certificate, (b) title is verified by an independent lawyer, and (c) the price is negotiated materially below ₹46 lakh. Most buyers will find better risk-adjusted options in established Gurugram sectors (59–67, 76–80) or along Southern Peripheral Road with Tier-1 developers.
